Mold inspection

Mold inspection

I arrived for an inspection of another property for mold. My job involves identifying mold and dampness, as well as helping clients completely eliminate this serious issue.

Initially, the clients were skeptical, believing they had purchased a good house since there was no visible mold. The first room I inspected was indeed dry, except for a poorly installed window, which caused a small leak beneath it. This is quite a common problem. However, upon scanning the walls, floor, and ceiling in other rooms, I discovered that the situation with mold was catastrophic. Dampness was everywhere, and pockets of invisible mold were found behind baseboards, within walls, and on ceilings. The built-in wardrobes were particularly problematic, as mold had filled all the available space between the wardrobe walls and the house walls.

The analysis conducted for the presence of mold spores showed levels exceeding permissible norms by several times, confirming the severity of the problem. It is important to note that the homeowners were unable to find any visible mold despite extensive searching.Based on the gathered data, I prepared recommendations to address the issue. Before starting repairs, it is essential to eliminate the cause of the mold—excess humidity and dampness. I suggested several measures: installing ventilation, eliminating capillary rise, waterproofing the building structures, and reducing moisture around the house with drainage trenches.

These solutions proved to be significantly more effective and much cheaper than the proposals from builders who had already inspected the house but found nothing specific. The savings on this 250 m² property amounted to approximately €36,000.
