Promotional descriptions often highlight its precision, the absence of aggressive chemicals, and the promise of minimal intervention. However, in reality, applying laser cleaning to building materials, particularly in residential or historic properties, carries significant risks that are often overlooked by both property owners and untrained contractors.
The physical principle of laser cleaning is based on concentrated energy acting on surface contamination. The result depends on the material, coating and operating parameters. On heterogeneous porous building materials, incorrect treatment can alter or damage the underlying surface.
When dealing with mold, laser cleaning does not solve the root problem but only removes visible colonies. Laser cleaning acts on the accessible surface. It does not prove that contamination inside porous materials or concealed building layers has been removed. Disturbing contaminated surfaces may also release particles into the surrounding air unless appropriate containment and extraction are used.
Another critical issue is safety. Laser treatment of painted or coated surfaces may generate dust, fumes and decomposition products. Their composition depends on the materials being treated. This requires appropriate extraction, containment and operator protection.
If an owner nevertheless decides to use laser cleaning, the consequences can be both costly and irreversible. In the first months, surfaces may appear visually clean, but soon accelerated deterioration begins due to the damaged material structure. Moisture absorption increases, new mold patches form, and the problem spreads faster than before. If the moisture source remains active, the cleaned surface may become affected again. The owner may then face repeated treatment and additional repair costs despite the initial visual improvement.
In conclusion, laser cleaning in the context of damp and mold remediation is a method that does not solve the problem but instead worsens it, creating risks for both building materials and occupant health. The correct approach must always focus on eliminating the source of moisture and applying proven materials and technologies that comply with European building standards. Laser systems may have their place in industry or in specific cases of metal restoration, but within residential property maintenance their use is inappropriate and unsafe.
