Clean report

Clean report

A young family from Europe bought what they thought was their dream home on the ocean coast a charming, freshly renovated house recommended by a friendly agent. Wanting to act wisely, they agreed to a technical check, but to save money, they declined an independent diagnostic and instead brought in a construction engineer suggested by the agency. He did a quick inspection, glanced over the roof and walls, knocked on a few tiles, and assured them everything looked good. No red flags. Clean report.

The house smelled of fresh paint. The ceilings were white, the corners dry. It all looked perfect. So they bought it confident they were making a good investment.

But just six months later, the dream began to crack. It started with a musty smell behind the wardrobe. Then came dark spots above the window. Their young child developed a persistent cough. A damp chill settled into the air no matter how often they opened the windows. They called in workers, got advice, replaced a fan, added a dehumidifier. Nothing worked. The mold kept coming back.

When they finally called me, it took less than a day to uncover what had really been hiding behind those perfect white walls.

Moisture deep in the structure. Fungus growing under the floorboards. A hidden leak in the roof drainage system. Ventilation that had never worked properly. I showed them thermal images, moisture maps, hidden damage all invisible without proper instruments. But worst of all, the signs had been there long before the sale. The house had a known history of moisture damage. The fresh renovation had simply covered it up.

They were devastated. Repairs cost over 60 000 €. They spent nearly a year living in construction dust. Their child’s health suffered. Their trust was broken.

All of this pain just to save a few hundred euros on a proper diagnostic. They thought they were being smart. Instead, they walked straight into a trap.

This story repeats itself far too often. Sellers hide, agents rush, and buyers hope for the best. But moisture doesn’t care about hope. Only a true engineering diagnosis independent, detailed, and backed by science can reveal the truth before it’s too late.
